Darling Square

Our Darling Square investment is a 12-storey A-grade office building located in Sydney’s Darling Harbour precinct. The building was completed in July 2017 and provides a 400-bay public car park, a 50-bay office car park and 1,575sqm of retail space. Darling Square is one of Australia’s most environmentally sustainable office buildings, achieving a 6 Star Green Star rating.

Australian agriculture

We are proud to have taken a leading role in Australian agricultural investments. In partnership with Select Harvests, we have invested in five almond farms located in New South Wales, Victoria and South Australia. The farms cover a total area of over 2,600 hectares.

Returns to members: The farms are leased back to Select Harvests, providing attractive and consistent returns.

Bendigo Hospital

Bendigo Hospital is a truly world-class regional hospital servicing the Loddon Mallee region. Incorporating the best elements of modern hospital design from around the world, this new hospital provides a great work environment for many of our members.

Sunshine Coast University Hospital

The Sunshine Coast University Hospital has revolutionised healthcare on the Sunshine Coast. Highly trained and specialised staff can now care for patients with complex or life-threatening conditions, which means about 10,000 patients no longer have to travel to Brisbane for complex treatments each year.

Convention, Exhibition and Entertainment Precinct

The International Convention Centre Sydney is Asia Pacific’s premier integrated convention, exhibition and entertainment precinct. Not only does this new precinct cement Sydney’s place as one of the world’s most desirable meeting and event destinations, it also demonstrates world leadership in sustainable design.

The International Convention Centre Sydney houses one of Australia’s largest solar arrays within a central business district – powering the equivalent of more than 100 homes every year.

NSW Fire & Rescue Academy

This new world-class training facility will be located in Sydney’s west and will be instrumental in training and supporting the next generation of emergency workers. Scheduled for completion in 2018 , the academy will play an important role not only in training firefighters but also in boosting the economy of Sydney’s western region.

Investment size: A$53 million (approx.) on completion.

Bankstown & Camden airports

Also known as Sydney Metro Airports, Bankstown and Camden Airports are located in western Sydney. The airport land permits a wide variety of uses from light industrial activities to manufacturing and logistics.

This is not just an investment in regional airports, but also in a large amount of underdeveloped land in one of the fastest growing regions in NSW.

Investment date: November 2015

Investment size: A$200 million (approx.)

Returns to members: The bulk of returns will come from rental income from industrial tenants and development profits.

Blackbird Ventures

Blackbird Ventures is an Australian early-stage IT-focused venture capital fund. They provide equity to Australians wanting to be the best in the world, not just the best in Australia. Canva, an Australian-founded online graphic design platform, is a good example of the businesses that Blackbird Ventures supports. Through this investment we are able to partner with one of Australia’s best technology businesses revolutionising graphic design.

Returns to members: Returns will come from the expected growth in the value of Blackbird’s portfolio of businesses.

Quotient Sciences

In the health sector, we have invested in UK headquartered Quotient Sciences. Quotient Sciences is a leading early stage drug development service provider with a unique, differentiated proposition based on an integrated contract development and manufacturing organization (‘CDMO’) and Contract Research Organisation (‘CRO’) offering.

Quotient combines volunteer Phase I trial drug dose delivery with real-time reformulation capabilities at a single site, shortening clinical trial times by 3-6 months, reducing cost and producing optimised datasets. Through our investment in Quotient Sciences, we are supporting the delivery of new medicines that enable faster clinical trial times for the pharmaceutical industry.

Oak Tree Retirement Villages

First State Super has a majority equity stake in the Oak Tree Group, a retirement village developer and operator. As at February 2018, Oak Tree had 28 villages across the Eastern seaboard of Australia either completed or under development, comprising around 750 independent living units, with the business set to further expand.

GO NSW Equity Fund (Jobs for NSW)

First State Super has partnered with the NSW Government and ROC Partners to implement the $150 million GO NSW Equity Fund. The Fund will provide expansionary capital to high-growth and high-potential small to medium enterprises (SMEs) based in NSW that have reached the stage where they wish to undergo significant business expansion.

The Fund will also focus on companies that demonstrate positive socio-economic benefits such as job creation, regional growth or building intellectual property. Target industry sectors include food and agribusiness, tourism, smart cities infrastructure and advanced manufacturing, among others.

Investment date: October 2017

Investment size: A$100 million (with an additional A$50 million committed by NSW Government).

Returns to members: Returns will come from supporting fast-growth SMEs based in NSW to create scale, access new markets and successfully execute transformative growth strategies across a range of industry sectors.

Latin American Renewables

We have partnered with Darby Private Equity and Servtec Energia Ltd, to build and operate a portfolio of renewable energy assets (primarily wind and solar but also small hydros) in Brazil. The development of renewable assets will support the mitigation of climate change by reducing greenhouse gas emissions.

In Brazil, the increased supply of power from wind and solar also helps reduce the risk of shortages from the country’s large hydro-electric power plants due to erratic rainfall patterns and periods of drought. Brazil offers a favorable geographical location with strong natural wind and solar resources and the opportunity to underwrite new developments with long-term government-backed power purchase agreements. We are delighted to have an experienced local operating partner in Servtec, a company that has strong bonds with local communities, training and employing local staff, and also supports a number of local charities.

Investment date: April 2017

Investment size: US$150 million (committed amount).

Returns to members: Returns will come from building and operating a portfolio of high-quality wind, solar and other renewable energy assets in Brazil to supply power to business and consumers pursuant to long-term power purchasing agreements.

New South Wales Land & Property Information (NSW LPI)

NSW LPI is the sole provider of land and property registration services in New South Wales, making it an essential piece of economic infrastructure for the state. NSW LPI ensures that all property transactions that are registered are compliant with the Registrar General Guidelines and relevant legislation, thus forming the basis on which the State guarantees property titles under the Torrens Title system.

The investigation, examination, and registration process for document and plan lodgments is the key function of LPI. In addition, it also provides access to titling information to parties involved in property transactions, as well as the broader public, through authorised wholesale information brokers.

Investment date: June 2017

Investment size: A$320 million (approx.)

Returns to members: Returns are driven by product volumes that will vary year on year depending on property market transactions and residential construction activity. Over the long term these things are expected to be highly correlated to stable and predictable drivers such as inflation, population, and household formation.
