Two Melbourne Quarter

The Two Melbourne Quarter development is an A-grade commercial office tower located on Collins Street, within the Melbourne Quarter precinct. It is the second of three commercial towers planned for the precinct and will deliver 50,000m2 of office area over 24 floors. Construction commenced in March 2018 and completion is scheduled for July 2020.

The development is part of an urban regeneration project comprising retail, office and apartment dwellings. It is a mixed-use project, which means there is a combination of work, play & live environment, offering flexibility and efficiency for tenancies.

First State Super holds a 50% interest in the tower, which will target leading sustainability outcomes and ratings in energy and water consumption, waste management and indoor environment quality.

The other half is held by The Australian Prime Property Fund Commercial, managed by Lendlease Investment Management.

Investment date: March 2018

Returns to members: Returns will come from income we receive from tenants as rent. EnergyAustralia has agreed to lease approximately 22,000m2, taking up  10-and-a-half levels of the building’s high-rise floors, which is just under half of the total floor space.

Barangaroo International Office Towers 1, 2 & 3 

Barangaroo comprises the commercial office towers, ancillary retail and car parking along the waterfront area of the Barangaroo South precinct. Since our initial investment in International Office Towers 2 & 3 in August 2013, we have acquired interest in Tower 1, the major tenants of which are PWC, HSBC and Marsh & McLennan, a global professional services firm. In the first quarter of 2018, Facebook Australia Pty Ltd moved in to occupy a portion of Tower 2.

Convention, Exhibition and Entertainment Precinct

The International Convention Centre (ICC Sydney) is Asia Pacific’s premier integrated convention, exhibition and entertainment precinct. It has won numerous awards, most notably the 'Best infrastructure project' by Infrastructure Partnerships Australia - due to its excellent design, careful and considered construction and outstanding performance, all while delivering the nation a new and emblematic piece of tourism infrastructure.

Darling Square

Our Darling Square investment is a 12-storey A-grade office building located in Sydney’s Darling Harbour precinct. The building was completed in July 2017 and provides a 400-bay public car park, a 50-bay office car park and 1,575m2 of retail space. Darling Square is one of Australia’s most environmentally sustainable office buildings, achieving a 6 Star Green Star rating.

Bendigo Hospital

Bendigo Hospital is a truly world-class regional hospital servicing the Loddon Mallee region. Incorporating the best elements of modern hospital design from around the world, this new hospital provides a great work environment for many of our members. Bendigo Hospital was announced as the 2017 winner of the best interior design of any healthcare facility in the entire Asia Pacific by the International Interior Design Association (IIDA). The IIDA is a global body based in Chicago, and said, “The winning projects displayed an acute understanding of evolving trends in the way people live and work in the Asia Pacific region.” 

Officially opened in August 2018, Bendigo Hospital forms part of our real assets portfolio and has achieved a great trifecta - a superb health facility for patients, a world-class working environment for our members employed there, and a  compelling investment proposition delivering an excellent risk-adjusted return for our members.

Sunshine Coast University Hospital

After its opening in 2017, the Sunshine Coast University Hospital has revolutionised healthcare on the Sunshine Coast. Highly-trained and specialised staff can now care for patients with complex or life-threatening conditions, closer to where the patients live. It is estimated that about 10,000 patients will no longer have to travel to Brisbane for complex treatments each year. It is an exemplary, world-class health and educational facility that puts patient experience and wellbeing at its forefront.

Oak Tree Retirement Villages

We own a majority investment in the Oak Tree Group, which owns, develops and
manages retirement villages throughout the east coast of Australia. The  Queensland-based group has established a portfolio of 31 retirement villages located from Cairns to Hobart, including villages located in Armidale, Orange, Tamworth, Toowoomba and Brisbane, with the business poised for further expansion.

NSW Fire & Rescue Academy

This new world-class training facility will be located in Sydney’s west and will be instrumental in training and supporting the next generation of emergency workers. Formally opened by Emergency Services Minister, Troy Grant in July 2018, the academy will play an important role in training firefighters and  boosting the economy of Sydney’s western region.

Investment date: May 2016

Returns to members: Returns will come from the state government as a secure long-term tenant.

Bankstown & Camden airports

Also known as Sydney Metro Airports, Bankstown and Camden Airports are located in western Sydney. The airport land permits a wide variety of uses from light industrial activities to manufacturing and logistics.

NSW Ambulance & Toll Helicopters – Aeromedical Training and Services Facility

This new training centre is one of the most advanced aeromedical training facilities in the world. Located in Sydney’s Bankstown Airport, it will become a base for emergency medical services, search and rescue operations, passenger transfer and logistics support.

Blackbird Ventures

Blackbird Ventures is an Australian IT-focused venture capital fund. It provides equity to Australian companies wanting to be the best in the world. 

Blackbird has recently invested in Fleet Space. Based in Adelaide, South Australia, Fleet Space are experts in remote connectivity systems, providing internet in hard to reach places through micro, or nano-satellites, to be used, primarily, for industrial work.  

Fleet Space has recently transmitted data from sensors on the Great Barrier Reef that monitor the level of bleaching directly to the marine biologists’ phones and desktop computers. Previously, biologists had to travel to the sensors on a weekly basis.

Investment date: February 2017, through the Blackbird 2015 Core Fund.

Global Health Opportunities (GHO) Capital fund 

We are invested in Global Health Opportunities (GHO) Capital fund, which invests in the European healthcare sector, with a focus in high growth segments.  Our investment in GHO gives us access to the highly attractive and underpenetrated European healthcare market opportunity. Our conviction to invest also lies in the GHO team who come from mixture of private equity, investment banking and operational backgrounds. The team has extensive access to European healthcare companies with strong relationships at all levels from operational manager to board directors. 

Over its investment period, GHO has invested in multiple underlying companies.  We have acquired a number of market leading healthcare companies, two of which are highlighted below:

Caprion Biosciences (Caprion): Caprion is a world leading clinical research organisation that provides state-of-the-art platforms in immune and proteomics (large scale study of proteins) monitoring to the pharmaceutical and biotechnology industries. Caprion also develops diagnostic products targeting cancer, metabolic and infectious diseases.

Envision Pharma Group (Envision Pharma): Envision Pharma is an international innovative global technology and scientific communication company serving pharmaceutical, biotechnology and medical device companies. Initially focusing on reinventing the way biopharma companies managed their global data communications programs through the use of smart technology, Envision has evolved to become a leading provider of communication services and medical affairs solutions encompassing all aspects of scientifically-driven data dissemination activities required to support the industry.

Quotient Sciences

In the health sector, we have invested in UK-based company Quotient Sciences. Quotient Sciences is an innovative pharmaceutical company that integrates drug formulation, real-time manufacturing, and in-patient clinical testing all in one location, allowing for faster clinical timelines. 

Through this investment, we are supporting the delivery of new medicines that enable faster clinical timelines for the pharmaceutical industry.

Investment date: November 2015

Returns to members: Returns will come from the expected growth in the value of the business, targeting 20% returns.

GO NSW Equity Fund (Jobs for NSW)

We have partnered with the NSW Government and ROC Partners to develop the GO NSW Impact Platform, providing expansion capital to smaller companies that have reached, or are close to reaching, commercialisation. It focuses on companies embarking on new growth initiatives with positive socio-economic benefits such as job creation, regional growth or building intellectual property. Target industry sectors include food and agribusiness, tourism, smart cities infrastructure and advanced manufacturing, among others.

We have confirmed a further investment in regional NSW with an investment in Australia’s Oyster Coast, a company of over 45 leading oyster farms on the NSW South Coast.

Returns to members: Returns will come from supporting energetic entrepreneurs to create scale, access new markets and successfully execute transformative growth strategies across a range of industry sectors.

New South Wales Land Registry Services (NSW LRS)

NSW Land Registration Services (NSW LRS) is the sole provider of land and property registration services in NSW. It is a critical piece of infrastructure for NSW as it underpins confidence in the integrity and accuracy of property titles, enabling a key driver of economic growth.

Investment date: June 2017

Returns to members: The investment provides long term stable returns linked strongly to population growth, household formation and inflation.

Victorian Land Registry Services (VLRS) 

VLRS is the sole provider of property titling and registry services for all property owners in Victoria, including financial institutions, conveyancers, lawyers,  government agencies and the general public.  We own a 40-year concession, granting us the right to operate certain parts of this division, which forms part of Land Use Victoria.

Investment date: September 2018

Returns to members: Revenue is driven by dealings and searches on the register, mainly as a result of property market events such as property sales. The registration division of VLRS registers more than 800,000 revenue-generating dealings annually.

Australian agriculture - Select Harvests

We are proud to have taken a leading role in Australian agricultural investments. In partnership with Select Harvests, we have invested in 5 orchards, located in Victoria, South Australia and New South Wales. The farms cover a total area of 2,500 hectares.

Investment date: June 2016

Returns to members: The farms are leased back to Select Harvests, providing attractive and consistent returns.
